A recent enquiry from an existing client with whom we helped create a modern open plan kitchen/dining area doubling the size of the ground floor of her previous home, who then decided to sell and with the profit to upscale to a much larger house in the Loughton area giving her far greater scope and potential to create a large family home in requirement of major property renovation. With this is mind, as with any of our clients we started the new project from basics with the following areas all discussed with our client.
How Much Will Building an Extension Cost?
The client knew from the previous project we should be allowing a budget in or around £1,000–£2,000/m2. With the final cost of such a project always being dependent upon a number of factors, including size, specification and location.
The client and I were in complete agreement with our overall thoughts and plans when considering the actual ceiling prices of similar properties to her new home in Loughton. Even though her long term plans are to make this her family home for the foreseeable future we always had in mind that overall figures needed to add up in order to make a return on her investment costs.
Planning Ahead
One of our first steps for the client was to give her new home an overall health check. Just because everything looks hunky dory please never assume that the electrics, heating and also plumbing will be able to cope with lighting and heating the extra space created. Luckily for all parties we are good to go with existing services for this client.
One area for consideration for this project was taking account of both the soil conditions to the rear of where the rear extension would be and position of existing trees in the garden which would need to be removed or replanted.
