In the cooled market of 2025, buyers—even flipper buyers—are highly focused on running costs and energy efficiency. A quick, cosmetic flip on Brent Street (NW4 4) is no longer enough.

Case Study 8: The Under-Spec Loss

Property: Semi-detached, cosmetic flip, Hendon.

Bought: September 2024: £600,000.

Renovation (Cheap Flip): £45,000 (new kitchen/bath, paint, no insulation/boiler upgrade).

Sold: May 2025: £640,000.

Result: The low Energy Performance Certificate (EPC) rating put buyers off, and the low sale price resulted in a loss after all costs. Buyers in Barnet are now willing to pay a premium for a high EPC B rating, pushing builders to incorporate expensive new heating systems and high-spec insulation, further driving up the renovation cost and killing the 'cheap flip' model.
