The End of the Amateur: Flipping is Now Development

The average gross profit on flipped homes nationally in Q1 2025 was just £22,000, with London showing the lowest rate of flipping at 1.5% of transactions. In Barnet's high-cost environment, flipping has evolved into small-scale development.

Case Study 10: The Redevelopment Flip

Property: Large corner plot bungalow, Whitchurch Lane (HA8 0).

Bought: May 2024: £950,000.

Action: Demolition, securing planning for two new semi-detached houses.

Result: The sale price is no longer the key. The profit comes from uplift in land value through planning consent. The HA8 postcode, with its less restrictive planning history than NW11, offers one of the few avenues for substantial flipping profit: Buy one, build two. This isn't flipping; it's development.
