The High-Risk Reconfiguration: Properties with low initial £/sqm due to structural faults or poor layout, where the investor is equipped to carry out major structural work to add floor area or resolve defects.
Flipping is dead for the mid-market (£400k-£750k) where the investor SDLT surcharge, high finance costs, and surging construction expenses have eroded the margin completely. The risk is too high for the potential £12,000 average net profit.
