Dedicated Outbuildings (The WFH Evolution): The demand for detached garden offices in postcodes like Muswell Hill (N10) is now a standard requirement for high-end families. This structure must be insulated, wired, and secure, essentially functioning as a separate wing of the house.
Sustainability Metrics: Buyers are now using the EPC rating as a core search filter. A beautiful home with an EPC D rating is a liability. This has made investment in insulation and heating systems (e.g., heat pumps) mandatory, even if the Kitchen Extension is the primary project.
The Garage Revival: The once-ignored garage is being viewed as vital space for conversion (gym, cinema, or office). In areas with restricted parking like Crouch End (N8), however, clients often prioritize keeping the off-street parking over the conversion, reflecting a complex planning trade-off.
